Phase 1:  Prepare existing conditions and site analysis

  • Measure entire building to draw existing conditions (As-built).

  • Site Analysis 

  • Obtain information of the existing structure/mechanical/plumbing/electrical.

  • Obtain exterior facade information including material specifications 

 

Phase 2: SD- Schematic Design 

  • Implementation of the owners program for proposed work.

  • Working schemes for the building

 

Phase 3:  DD- Design Development  (pricing set)

  • Prepare sketches for contract documents

  • Material Selections

  • Final plan and exterior elevations sign-off

  • Contractor selection- Bid analysis.

 

Phase 4: CD- Contract Documents/permit drawings

  • Prepare drawings for permit and construction 

  • Coordination of architectural, engineering, and other consultant drawings.

  • Coordination of electrical/mechanical/plumbing drawings

  • All necessary drawing requirements for permit/Change of Occupancy/Construction
